Liveaboard at kennedy point

The Kennedy Point Difference

The success of our liveaboard program isn’t a secret—it’s a commitment. We provide the structure, services, and support that allow boaters to feel at home while protecting the quality and integrity of our marina for all.

Whether you’re here seasonally or year-round, you’ll find that our balance of flexibility and accountability creates a dependable, respectful environment where the liveaboard lifestyle can truly thrive.

Standard dockage at Kennedy Point Marina grants you a license to dock and access your vessel at any time. However, if you plan to stay aboard overnight for more than 8 calendar days per month, or intend to use Kennedy Point Marina as your primary place of residence or home port, you must first inquire about our Liveaboard License Agreement and commit to pay the applicable liveaboard fees.

To preserve the quality of life for all boaters and prevent strain on shared resources, the number of liveaboard licenses available is limited per Dock. This ensures responsible use of infrastructure and facilities, and helps maintain a clean, comfortable, and well-managed marina environment.

Frequently asked questions

Or contact us at any time
What size boats can you accommodate?

We can accommodate vessels up to 80 feet in length overall (LOA). LOA includes everything from bow to stern, including swim platforms, davits, and dinghies. For vessels over 80 feet, please contact the marina office for availability and custom pricing.

How are dockage rates calculated?

Slip fees are based on the actual vessel length overall (LOA) as determined by the Marina Manager. LOA includes all extensions (e.g., bow pulpits, swim platforms, davits, dinghies). If a customer insists on an oversized slip, the Dockmaster or Marina Manager may assess either an accommodation fee or charge dockage based on the full length of that slip at their discretion.

Is insurance required?

Yes. All non-transient vessels must carry a minimum of $300,000 in liability insurance and $1,000,000 in fuel spill/pollution coverage. Kennedy Point Marina must be listed as an additional insured. Proof of insurance must be kept current and on file.

Is electricity included in the dockage rate?

No. Electric service is billed separately each month depending on the amperage used. A single 30-amp hookup is $60/month, and a single 50-amp hookup is $120/month.

Is liveaboard allowed? How about guests?

Yes, but only with prior approval. If you stay aboard your vessel more than 8 nights in a calendar month, or use the marina as your home address, you must obtain written permission and sign a Liveaboard License Agreement. Liveaboard fees apply and are billed in 90-day commitments. Guests are allowed, but Licensees are responsible for their conduct. If a guest stays aboard for more than two nights in a month, you must notify the office. Frequent or extended stays may trigger liveaboard status.

Can I switch in and out of liveaboard status?

No. Once approved, liveaboard status is locked in for a rolling 90-day cycle. Reducing the number of people aboard or discontinuing status requires written notice at least 14 days before the cycle ends.

What documents do I need to provide?

You must provide valid vessel registration or U.S. Coast Guard documentation, as well as proof of insurance. Failure to maintain current documents may result in late fees or termination of your slip agreement.

Can I sublease or AirBNB my boat/slip?

No. Slip subleasing, short-term rentals, and vessel transfers between slips are prohibited without written permission from marina management.

Can I work on my boat at the dock?

Minor maintenance is allowed as long as it doesn’t create a nuisance. Major repairs or outside vendors require prior approval. Vendors must be registered with the marina and carry proper insurance.

What happens if I break the rules?

The marina reserves the right to issue warnings, charge fines, or terminate your slip agreement for non-compliance. Serious violations may result in immediate removal or trespass notice.
